rules
1. Tenants, their employees or patrons, shall not loiter in the entrance or corridors, nor in any way obstruct the sidewalks, entry passages, hall, stairways and elevators and shall use the same only as passageways and means of passage to and from their respective offices.
2. THERE WILL BE NO SMOKING, EATING, DRINKING OR LOITERING IN ANY COMMON AREAS, i.e. LOBBY, HALLWAYS, STAIRWELLS, RESTROOMS.
3. The sash doors, sash windows, glass doors, lights, and skylights that reflect or admit light into the halls or other places of the building shall not be covered or obstructed. The toilets and urinals shall not be used for any purposes other than those for which they were constructed, and no rubbish, newspapers or other substance of any kind shall be thrown into them. Waste and excessive or unusual use of water shall not be allowed. Tenants shall not mark, drive nails, screws or drill into, nor in any way deface the walls, ceilings, partitions, floors, wood, stone or iron work. The expense of any breakage, stoppage or damage resulting from a violation of this rule shall be borne by tenant who has caused such breakage, stoppage or damage. Tenant may paint only the walls but must bring the walls back to the original white upon end of lease or will be charged the full amount to do so.
4. No sign, nor advertisement, nor notice, shall be inscribed, painted or fixed on or to any part of the outside or inside of the building without the prior written consent of the Landlord, including, but not limited to, the exterior windows. All signs on doors will be installed for tenants by Landlord, and the cost of the sign installation shall be paid by Landlord.
5. Electric wiring of every kind shall be introduced and connected as directed by Landlord and no boring nor cutting of wires will be allowed except with the consent of Landlord. The locations of telephones, call boxes, etc., shall be prescribed by Landlord.
6. Landlord shall prescribe the weight, size and position of all safes and other property brought into the building, and also the times of moving the same in and out of the building; and all such moving must be done under the supervision of Landlord. Landlord will not be responsible for any loss or damage to any such safe or property from any cause; but all damage done to the building by moving or maintaining any such safe or property shall be repaired at the expense of tenant. All safes shall stand on timbers of such size as shall be designated by Landlord.
7. No additional lock or locks shall be placed by tenants on any door in the building unless written consent of Landlord shall have first been obtained. Two keys will be furnished by Landlord for every room, having an entryway or a public corridor, and any additional key required must be obtained from Landlord; all keys shall be surrendered to Landlord upon termination of the tenancy.
8. Tenants shall not employ any person or persons other than those provided by Landlord for the purpose of cleaning the leased premises without the consent of Landlord. Landlord shall be in no way responsible to any tenant for any loss of property from the leased premises, however occurring, or for any damage done to the effects of any tenant by the janitor or any of Landlord's employees, or by any other person. Janitor service will not include the cleaning of carpets, rugs or draperies.
9. Tenants, their clerks or employees, shall not make or permit any improper noises in the Building, nor smoke tobacco in the Building, nor interfere in any way with the other tenants or those having business with them. Tenants, their clerks or servants, shall not throw substances of any kind out of doors, nor down the passages of the Building, nor bring into or keep within the Building any animal or bicycle, motorcycle, or other vehicle. Music and radios are allowed in Tenant’s space, as long as no noise or vibration emanates from space.
10. All freight must be moved into, within, and out of the Building under the supervision of Landlord, but Landlord will not be responsible for loss or damage to such freight from any cause.
11. The requirements of Tenants will be attended to only upon application to Landlord's designated representative. Employees shall not perform any work nor do anything outside of their regular duties unless under special instructions from said representative, and no employee shall admit any person (tenant or otherwise) to any office without instructions from said representative.
12. No Tenant awnings (inside or out) or window shades allowed. Space is provided with inside window shades, Tenant must leave inside Building window shades in place. Tenant is not allowed to have any signs or anything by the windows that could be visible from the exterior.
13. No physician, surgeon, or dentist shall advertise his business in the lobby of the Building and only such names as have been approved by Landlord will be placed thereon.
14. Landlord shall have the sole control of the electronic building directory in the lobby of the Building and only such names as have been approved by Landlord will be placed thereon.
15. At any time while the Building is in charge of a watchman, any person entering or leaving the Building may be questioned by him as to his business in the Building; and anyone not satisfying the watchman of his right to enter the Building may be excluded by him.
16. Landlord reserves the right to make such other and further rules and regulations as in his judgment may from time to time be necessary for the safety and cleanliness of, and for the preservation of good order in the Building.
17. No basement, ground floor, or any spaces on the 13th, 14th, 15th, and 16th floors of the Building shall be considered Common Area. Access to those areas is at Landlord/Owner’s sole and absolute discretion.
18. Other than guide, signal and seeing eye dogs, Tenant shall not keep or allow in the Premises any pets, animals, birds, fish, or reptiles.
19. Tenant shall not use the Premises for any residential purposes, including but not limited to sleeping, cooking, bathing, or storing personal belongings other than those reasonably necessary for the Tenant's business operations.
20. Tenant shall not make any noises that may be heard or cause any vibrations to be felt in the Common Areas or outside the Building or by any other Tenants.
21. Tenant shall not paint floors, ceilings, windows, window trim or doors without prior written consent of Landlord.
22. Lessor currently has a ‘Tenant Lounge’ on the third floor of the Building. Access to this area may be revoked by Lessor in its sole and absolute discretion. Use of the Tenant Lounge includes an inherent risk of injury to persons and property. Lessor assumes no responsibility for accident or injury. Persons using Tenant Lounge do so at their own risk, under the following rules and regulations.
· The Tenant Lounge is situated on the 3rd floor and is to be used only between the hours of 9:00 a.m. and 6:00 pm. Lessor reserves the right to change said hours at any time without prior notice at Lessor’s sole discretion.
· Lessor shall not be responsible for lost, damaged or stolen items.
· No stereos are allowed. No noise shall be heard or vibration being caused outside the Tenant Lounge.
· Failure to comply with rules and regulations governing the Tenant Lounge will result in immediate revocation of privileges.
· Revocation of the Lessee’s Tenant Lounge privileges will occur if Lessee is offensive, uses profanity, disturbs other lessees or is in violation of its lease.
· The Tenant Lounge maybe abandoned for public use or may be permanently converted to office space or other use at the Lessor’s sole and absolute discretion, which change would be effective immediately.
· At any time, Lessor in its sole and absolute discretion may make any changes in these Rules and Regulations, the changes will be effective immediately.
· Any damage to the Lessor’s property by the Lessee shall be paid for by the Lessee.
· All of the above rules and regulations will apply to Lessee, Lessee employees and Lessee’s guests. Lessee to make Lessee employees and guests aware of all the above rules and regulations.
· The Tenant Lounge may be rented out in its entirely or partially to another lessee in the Building, which would restrict access to other lessees. Rates for renting out the Tenant Lounge are subject to change.
23. Lessor currently has outdoor space on the 16th floor rooftop of the Building. Access to the 16th floor rooftop may be revoked, suspended, or modified by Lessor in its sole and absolute discretion, in whole or in part, at any time, with or without notice. Use of the 16th floor rooftop includes an inherent risk of injury to persons and property. Lessor assumes no responsibility for accident or injury. Persons using the 16th floor rooftop do so at their own risk, under the following rules and regulations.
· The rooftop is located on the 16th floor rooftop and is available for use by Lessee, Lessee employees and Lessee’s guests only between the hours of 9:00am – 3:30pm, Monday thru Friday. Lessor reserves the right to change said hours at any time without prior notice at Lessor’s sole discretion.
· Lessee and Lessee employees may be required to provide proper identification to staff on the 16th floor for access during Tenant hours.
· Lessor for the benefit of Lessee has provided complimentary Wi-Fi on the 16th floor rooftop. Lessor makes no representation about Lessee’s ability to receive or transmit data or radio signals or otherwise use any electronic device at or about the 16th floor rooftop.
· No outside food or alcoholic beverage is permitted at the 16th floor rooftop at any time. Not outside drink of any kind is permitted after 3:30pm.
· Lessee is welcome to bring guests to the 16th floor rooftop but they must be accompanied by Lessee or Lessee employee at all times.
· The 16th floor rooftop shall remain open after 3:30pm, however any service will be temporarily suspended until 5:00pm when the rooftop reopens for Perch operations.
· Lessor shall not be responsible for lost, damaged or stolen items.
· At any time, Lessor in its sole and absolute discretion may make any changes to these Rules and Regulations, and the changes will be effective immediately unless otherwise stated.
· Any damage to the Lessor’s property by the Lessee shall be paid for by the Lessee.
24. Lessor will be offering a Tenant lunch program starting on February 15, 2022 for Lessee and Lessee’s employees and guests. The lunch program will be prepared and offered through Perch for purchase. The Tenant lunch program will feature a limited menu with a special pricing discount for Tenants of the Building. Lessor may suspend, modify, cancel or withdraw lunch program at any time, with or without notice. Persons using the Tenant lunch program do so at their own risk under the following rules and regulations:
· Tenant lunch program will be offered on Monday – Friday from 11:00am to 3:00pm.
· Lessee and their employees may place orders by calling 323-900-0137 to place your order directly with a member of the team. Payment with cash or credit card is accepted.
· Lessee and their employees or guests are welcome to eat and enjoy the lunch program on the 16th floor, in the 3rd floor Tenant Lounge or delivery directly to Lessee’s office suite or pick up in the lobby may be requested when placing the order.
· At any time, Lessor in its sole and absolute discretion may make any changes to these Rules and Regulations, and the changes will be effective immediately unless otherwise stated.
25. Lessor will be offering a 10% Tenant Discount to Perch and Mrs. Fish restaurants for Lessee and Lessee’s key employees. Lessor may suspend, modify, cancel or withdraw Tenant Discount program at any time, with or without notice. Persons using the Tenant Discount program do so at their own risk under the following rules and regulations:
· Tenant Discount is equal to 10% of purchase (excluding taxes) at Perch or Mrs. Fish only.
· Lessee and Lessee’s employees eligible for discount must present discount card and proper matching identification card at time of purchase.
· Tenant Discount program is NOT valid for reservations and parties over 4 persons.
· Tenant Discount program is NOT valid for Office Tenant Lunch program as pricing for the lunch program already reflects a special tenant discount.
· Lessee shall provide Lessor with a list of key employees including e-mail address and phone number to receive discount card. Key employee shall be defined as those full-time employees regularly and consistently working in the Leased Premises at the Building.
· Lost or stolen discount cards shall be reported immediately to Lessor. A $25 fee may be imposed by Lessor to replace any lost or stolen discount cards.
· Lessee shall notify Lessor of changes to key employees immediately upon change of relationship, including but not limited to employees no longer working for Lessee or no longer working in the Building on a regular basis.
· At any time, Lessor in its sole and absolute discretion may suspend, cancel withdraw or make any changes to these Rules and Regulations, and the changes will be effective immediately unless otherwise stated.
26. No alcohol from any on-site restaurants (ie. Perch or Mrs. Fish) is allowed outside of the restaurant premises. Alcohol consumption is prohibited on the 3rd Floor Tenant Lounge and all other common areas of the building.
27. At any time, Lessor in its sole and absolute discretion may suspend, cancel withdraw or make any changes to these Rules and Regulations, and the changes will be effective immediately unless otherwise stated.

Rules
1. Guests are not permitted for Executive Suites Membership or for private office members booking outside their Main Premises, except in connection with a meeting room booking. The number of guests is limited to the number of people permitted in the booked meeting room, and the guests will only be permitted to access the Executive Suites space during such booking period.
2. Tenant must register all guests with the Executive Suites staff. Guests are required to check-in at the front desk, and a staff member will notify Tenant of their arrival. Guests will not be allowed into the Executive Suites until Tenant has been properly notified. Guests may be required to show a valid, government-issued photo ID and/or perform additional required steps according to our policies.
3. Guests must be accompanied by Tenant at all times and are not permitted to use the common spaces, including after a meeting room booking period unless accompanied by Tenant.
4. Tenants are responsible for their guests while they are in the Executive Suites space. Landlord reserves the right to restrict access to guests in the event such access or use of the Executive Suites space violates these House Rules or the terms of your membership agreement.
5. For the safety of all Tenants, delivery personnel and couriers are not permitted beyond the front desk in the Executive Suites space.
6. Tenant’s access card/mobile entry key and their office keys are non-transferable and are intended for the use of the person to which they are allocated in the membership agreement, only; they are not intended to provide access or use to other parties. If Tenant loses or damages keys or access cards, they must notify the Landlord as soon as possible. Replacement fees may apply.
7. Tenant is not permitted to make copies of any keys, access cards, or other means of entry to any Executive Suites space, or lend, share, or transfer any keys or access cards to any third party, unless authorized by Landlord in advance.
8. Do not allow others to access key/access card restricted areas without swiping their own access cards. If someone follows a Tenant into an Executive Suites space without swiping their access cards, request that they check in with the front desk.
9. Weapons of any kind, and any other offensive, dangerous, hazardous, inflammable, or explosive materials are strictly prohibited in the building. If you become aware of a weapon on the premises, contact an Executive Suites staff member or call the property management emergency phone line immediately.
10. For Tenants who have mail services as part of their membership, mail and packages can be picked up at the front desk. Packages must be collected within 30 days of receipt, and letter mail within 60 days of receipt. After such period, Landlord reserves the right to return to sender at your expense, charge a storage fee or dispose of the items. If Tenant is expecting exceptionally large or valuable deliveries, they must inform the front desk so that arrangements are made.
11. Discrimination and harassment will not be tolerated. Specifically, Landlord prohibits discrimination and/or harassment against any individual on our Premises, including building personnel, members, vendors, and guests, because of that individual's gender, sexual orientation, marital or civil status, pregnancy (or pregnancy-related conditions), gender identity or expression, transgender status or gender reassignment, race, color, national origin or ancestry, citizenship, religion or religious beliefs, age, physical or mental disability, genetic information (including genetic testing and characteristics), military or veteran status, or any other grounds or characteristic protected under the law. Landlord also prohibits discrimination and/or harassment against any individual at building-sponsored functions. Landlord takes any violations of this discrimination and harassment policy seriously and encourages reporting of any violations. To report a violation, contact a staff member. If any tenant, vendor, or guest is found to have violated this discrimination and harassment policy, Landlord will take appropriate remedial action to address the conduct, up to, and including, prohibiting the member, vendor, or guest admission to the Premises or immediately removing the offending member, vendor or guest from the Premises.
12. No person under the legal age for consuming alcohol in the applicable jurisdiction shall consume alcohol in the building. Any persons who are of legal drinking age that choose to consume alcohol in their Premises shall do so responsibly. Tenant shall be responsible for ensuring compliance with this rule by their members and guests.
13. No alcohol from any on-site restaurants (ie. Perch or Mrs. Fish) is allowed outside of the restaurant premises. Alcohol consumption is prohibited on the entire 12th Floor Executive Suites, 3rd Floor Tenant Lounge, and all other common areas of the building.
14. While Tenant is using the Executive Suites space and Premises, Tenant is responsible for Tenant’s personal property. Landlord will not be responsible for any lost, damaged, or stolen items.
15. For any persons using the Executive Suites wireless/wired internet, such persons’ computers, tablets, mobile devices and other electronic equipment must be (a) kept up-to-date with the latest software updates provided by the software vendor and (b) kept clean of any malware, viruses, spyware, worms, Trojans, or anything that is designed to perform malicious, hostile and/or intrusive operations. Landlord reserves the right to remove any device from the Executive Suites networks that poses a threat to our networks or users until the threat is remediated.
16. Tenant may not operate any equipment in the Executive Suites or Premises that has a higher heat output or electrical consumption than in a typical office environment, or places excessive strain on our electrical, IT, HVAC or structural systems, without Landlord’s prior written approval.
17. Please be advised that for security reasons, Landlord may, in their discretion, regularly record certain areas in the building via video.
18. For any items provided by the Landlord temporary use, Tenant shall be responsible for replacement fees should any such property be lost, stolen, or destroyed.
19. These House Rules apply to all Tenants, members, guests, invitees, and others in the Premises, Common Areas o of the Building or Executive Suites location on the 12th floor, unless otherwise specifically stated in the Lease.
